Chiang Mai's long-stay foreign community — retirees on long-term visas and remote workers alike — often rents rather than owns, and a large share end up in an older house: teak-frame, or a mix of wood and masonry, especially in and around the old city inside the moat. That construction needs a different eye than a modern condo unit — a loose door frame or a wiring run added decades after the house was built isn't the same job as a new build. Around Chiang Mai University and Nimman, newer condos and apartments are more common, closer to the pattern in Bangkok. The burning season, roughly February through April, brings heavy particulate into the air across the province, and AC filters and coils clog and need attention far sooner during those months than the rest of the year. Outlying districts spread across hills and highland terrain, so a property well outside the city center takes longer to reach than one near the moat.
