The real price comes from the technician’s quotation. Usually it is priced from the photos and details you send on LINE, with no visit first; for some jobs the technician needs to see the site first and then sends the quote. Either way you confirm the price, and only then does the work start.
A visit costs 500 baht when the technician comes from your own province and 2,000 baht from another one. It is counted inside the quote’s single total rather than billed separately, and it is not refunded if you look and decide against the repair.
If a job needs the technician to see the site before a quote can be given, and that look ends with you deciding against the work, whether the visit is charged depends on the job; you are told before the visit.
The quoted total covers every item you confirmed, but not replacement parts: whether any are needed can only be established on site, and if they are, they are charged on top of the total.

Why does a property sometimes leak again even after waterproofing was done?
Usually because the actual cause wasn't fixed — a structural crack still moving, or a corner and edge that wasn't coated properly in the first place, since those are where leaks typically start. The technician traces the real source before doing any work each time.
For a newly renovated bathroom, does waterproofing need to happen before the tile goes down?
Strongly recommended, yes. Waterproofing a bathroom or any wet area is far easier before tile is laid — if a leak shows up later, the tile has to come up before the waterproofing can be redone.
My downstairs neighbour is complaining about water coming from my unit — how does that get sorted out?
