The real price comes from the technician’s quotation, priced from the photos and details you send on LINE rather than from a visit first. You confirm that price, and only then is the visit arranged.
A visit costs 500 baht when the technician comes from your own province and 2,000 baht from another one. It is counted inside the quote’s single total rather than billed separately, and it is not refunded if you look and decide against the repair.
- Whether the existing floor needs levelling or removing before the new one goes down — an already-flat, level surface saves a lot of prep cost
- Tile size and pattern — diagonal layouts or patterns that need to line up across tiles take longer to cut and fit than a plain straight layout
- Room shape and how many corners need cutting around — a room with columns or awkward corners takes longer than a simple rectangle
- Total area — a larger job usually gets a better per-square-metre price than a very small one, because the setup cost is spread over more area

How to spend less
- If the existing floor is flat with no hollow spots, laminate or vinyl can usually be laid straight over it — cheaper than removing the old floor first
- Check for tiles that sound hollow when tapped early, and fix them before they crack or lift — a single-point repair costs far less than several after the damage spreads
- If you're laying floor in several rooms at once, give the total area up front so the per-square-metre price reflects the whole job

My landlord is charging me for floor damage at move-out — how do I know if it's fair?
Ordinary wear from years of normal use is generally not something a tenant is charged for under Thai rental norms; actual damage (cracked or lifted tile from impact, for instance) usually is. Getting an independent technician's assessment of what's wear versus damage, and a reference price for the repair itself, gives you something concrete to discuss rather than accepting a number on its own.
Is a hollow-sounding tile dangerous, or can it wait?
It's a sign the bedding underneath has started to lift, and left alone it can eventually crack or pop up. Worth fixing before it spreads to neighbouring tiles, though it's rarely urgent the same day you notice it.
Why is vinyl or SPC flooring usually cheaper than tile?
It skips the grouting and needs less surface levelling than tile does, so the installation itself goes faster — the labour cost per square metre is lower because the job takes less time, not because the material is inherently worth less.
