The real price comes from the technician’s quotation. Usually it is priced from the photos and details you send on LINE, with no visit first; for some jobs the technician needs to see the site first and then sends the quote. Either way you confirm the price, and only then does the work start.
A visit costs 500 baht when the technician comes from your own province and 2,000 baht from another one. It is counted inside the quote’s single total rather than billed separately, and it is not refunded if you look and decide against the repair.
If a job needs the technician to see the site before a quote can be given, and that look ends with you deciding against the work, whether the visit is charged depends on the job; you are told before the visit.
The quoted total covers every item you confirmed, but not replacement parts: whether any are needed can only be established on site, and if they are, they are charged on top of the total.
What changes the price
- Existing wall condition and how many cracks or damp stains need repairing first — a wall that needs old paint scraped off or several cracks filled takes longer to prep than one already in good shape
- Building height and whether scaffolding is needed — anything over two storeys needs extra scaffolding or safety equipment, which pushes the per-square-metre price above a single-storey job
- Paint grade chosen and how many coats it takes to fully cover the old colour — a higher-grade paint often covers in fewer coats than a budget one
- Total area — a large continuous painting job usually gets a better per-square-metre price than a very small one, because setup cost is spread thinner
How to spend less
- If the old paint is still holding firm with no flaking, painting over it directly skips a large part of the surface-prep cost
- Fix small cracks or damp patches as soon as you notice them rather than letting them spread — more cracking means more filling and prep time before paint can go on
- If you're painting several rooms, or both interior and exterior, give the total area up front so the per-square-metre price reflects the whole job

My landlord wants to charge me for repainting at move-out — is that reasonable?
Paint wearing or yellowing from ordinary years of living in a space is generally not a tenant charge under Thai rental norms; visible damage from misuse (holes, deep scuffing) usually is. An independent reference price for the actual repainting work gives you something concrete to weigh the landlord's number against.
Can you paint straight over the old colour without scraping it off first?
Yes, if the old paint is still firmly adhered with no flaking. If it's peeling or chalky, it needs to be scraped or sanded first — painting straight over that just means the new coat lets go along with the old one.
Why is exterior painting always more expensive than interior?
Exterior work usually needs scaffolding or safety equipment, and exterior-grade paint has to hold up against Thailand's sun and rain in a way interior paint doesn't — both the equipment and the material cost more.
