The real price comes from the technician’s quotation, priced from the photos and details you send on LINE rather than from a visit first. You confirm that price, and only then is the visit arranged.
A visit costs 500 baht when the technician comes from your own province and 2,000 baht from another one. It is counted inside the quote’s single total rather than billed separately, and it is not refunded if you look and decide against the repair.

How to spend less
- Report a leak or stain as soon as you see it — waiting through several more rounds of rain lets water get further into the roof structure and ceiling, which increases the damage
- If most of the tiles are still in good condition, repair or replace only the damaged section rather than the whole roof — it's a lot cheaper
- Roofing technicians tend to book up faster than usual during the rainy season — report the issue as soon as you notice it to get a slot, rather than waiting until the leak is severe and needing an urgent booking

I rent the house — is a roof leak the landlord's cost or mine?
A leak from ordinary ageing of the roof itself is typically the landlord's responsibility under a standard Thai lease; damage you caused is typically yours. Worth raising with the landlord before booking, since it affects who pays, not what the repair itself costs.
There's a leak but I can't find where it's coming from — what now?
Water usually runs along a rafter before it drips, so the stain visible inside the house isn't always directly above the actual leak. Describe where the stain is and how it behaves — worse in heavy rain, spreading, showing up in a new spot — and the technician prices from that; a leak that's harder to pin down usually sits toward the top of the range.
It's leaking in just one spot — do I need to replace the whole roof?
Not necessarily. If most of the tiles are still sound, repairing or replacing just the damaged section costs far less. A full roof replacement is only needed when the tiles are deteriorating across the whole surface.
