The real price comes from the technician’s quotation, priced from the photos and details you send on LINE rather than from a visit first. You confirm that price, and only then is the visit arranged.

A visit costs 500 baht when the technician comes from your own province and 2,000 baht from another one. It is counted inside the quote’s single total rather than billed separately, and it is not refunded if you look and decide against the repair.

  • Where the pipe run sits — buried in a wall or under the floor changes the job
  • Whether tile or concrete needs to be cut into to reach the pipe
  • The type of fixture being replaced — wall-hung units take more work than floor-standing ones

The most common plumbing job is a blockage or a leak. Clearing a single blockage or fixing a single leak runs 500–1,500 baht per point as a market reference price; replacing a sanitary fixture (fixture itself not included) runs 1,200–3,000 baht per set.

Frequently asked questions

My rented condo's water heater broke — is that on me or my landlord?

If it's the unit itself ageing out or a manufacturing fault, that usually falls to the landlord as part of the fixtures the condo came with; damage from how it was used may fall to the tenant. Getting the technician to diagnose the actual cause first is a separate step from settling who pays.

When a water heater gets replaced, should I ask what brand is going in?

It's worth asking. The heater's output and brand affect how it's installed and how it performs afterward — if you or your landlord has a preference, say so upfront so the quote is based on a specific model rather than a guess.

I don't speak Thai — how do I explain where a leak is?

Photos and a written description over LINE do the job — "under the kitchen sink," "the bathroom wall corner," with a picture attached. The technician works from that, so no spoken conversation is needed on site.

If something worse turns up behind a wall or under the floor once it's opened up, is that an extra charge without warning?

If a problem outside the original assessment turns up, the technician quotes it before doing any further work — nothing gets added without telling you first.
